This complex in Herndon, Virginia consists of a 250-room Marriott Suites Hotel, 70,000 s.f. Worldgate Health Club, 30,000 s.f. of retail space, and a 10-screen multiplex style theatre.

The scope of work included cold formed metal stud framing, thermal and acoustical batt insulations, gypsum drywall and shaftwall systems, acoustical and FRP ceilings, glass fiber reinforced gypsum shapes, custom aluminum column covers, exterior linear metal ceilings and interior textured spray ceiling finishes.

This interconnected 96-unit assisted living apartment building, 40,000 s.f. Commons building and 64-bed nursing home facility are part of a new retirement community near Woodbridge, Virginia.

The scope of work included cold formed metal stud roof truss framing, thermal and acoustical batt insulations, gypsum drywall and shaftwall systems, acoustical ceilings, interior textured spray ceiling finishes, rough carpentry and glass fiber reinforced concrete column covers. Installation services were provided for all windows, doors/frames/hardware, bath accessories, wood trim, shelving and countertops.

This 156,000 s.f. office building in Alexandria, Virginia is a showcase headquarters facility which includes office interiors, health club, cafeteria, and underground parking. The office areas are a combination of: (1) an open plan design with systems furniture and (2) full and partial height drywall partitions for offices, computer, work, and conference rooms. Features include extensive use of radius metal stud and drywall partitions and bulkheads, reveal trims, straight and radius perimeter channel at "floating" acoustical ceilings, as well as open cell ceiling systems. Multi-color wall paints necessitated special attention to drywall finishes.

This 380,000 s.f. high school in Montgomery County, Maryland will accommodate over 3,000 students. Exterior work consisted of cold formed metal framing and a six color Exterior Insulation Finish System. The interior metal framing systems include a variety of finish materials including gypsum drywall, fabric wall panels, Tectum wall panels, high impact drywall, metal column covers, and high pressure laminate wood wall panels. Acoustical ceiling systems include standard, fire rated, and black ceiling grids. Among the seven types of ceiling tiles are fiberglass pyramidal sound diffusing panels at music rooms and two custom colors in the public area called "Main Street". Other distinguishing interior features of Main Street are structural stud framed serpentine walls with fabric wall panels and a 35' clock tower.

The architects for this 230,000 s.f. strip shopping center in Columbia, Maryland designed a unique facade consisting of detailed cornice work,towers, and entry features constructed of cold-formed metal framing for which we provided engineered drawings and calculations. Some of the well-known anchor stores for which we completed interior fit-outs are Homplace, MJ Designs, Old Navy and Kohl's.

Features include finishes such as SFRC exterior column covers, garcy studs, and acoustical ceilings at Kohl's. Homeplace used a highend open cell ceiling with metal baffles. All of the tenants incorporated the use of FRP panels to varying degrees on the walls of either storage rooms,janitor closets, or bathrooms.

This 90,500 s.f. facility in Frederick, Maryland will be used for manufacturing blood plasma and vaccines. Prior to being awarded this project, Tri-State Drywall was actively involved in the value engineering process. The project consisted of experimental laboratories, Class 10M-100M clean room spaces, bio-secure manufacturing facilities, and support office space. To maintain the high level of cleanliness required for this project, the trash was cleaned as it was generated and swept daily. All employees were required to attend safety training on site before being allowed to perform any work in the building. This project was successfully delivered on schedule under extreme time constraints.

A 260,000 s.f. tenant fit-out which includes office space, fitness and locker rooms, museum, cafeteria, and an operational shooting range. The office space is made up of full height and low walls. Wall reveals and 1' x 1' spline ceilings are found in the hallways throughout. Dome ceilings and stepped bulkheads are featured throughout the upper floors. Radius walls and bulkheads are the standard for the museum.

The shooting range is framed with lightgauge framing, which had to be completely isolated from the parking structure in which it was built. The project was fast track with high end finishes that could only be completed with dedication and cooperation from all who worked on the project.


VOB BMW

The project scope consisted of a 48,000-SF, three-story showroom and a 64,000-SF, three-level, above-grade, precast parking garage in Rockville MD. The building is enclosed with structural glass and metal panels. The dealership features a showroom with a metal panel acoustical ceiling system at a height of 27 feet. The design and construction materials reflect the modern European theme established by BMW.

A unique191,000 s.f., 6-story office building consisting of a steel structure with precast and glass skin. The building is a high-tech design with an interesting mixture of precast, glass curtainwall and metal panels. The building includes a 2-story lobby that follows the high-tech design by using stainless steel wall panels, a custom glass wall light fixture, marble and granite floors with two different colors of Venetian plaster on the main accent walls which include drywall reveals and level 5 finishes. This was a complicated Lobby that required intense cooperation with the General Contractor and Subcontractors.


Richard Montgomery High School

Completed in January 2008 for Montgomery County Public School System. With Bovis Lend Lease as the Construction Manager. This 1,900 student high school includes a 3 story 300 l.f. long Open Atrium called Main Street, New Auditorium, and Gymnasium. With over 250,000 sq. ft. of acoustical finishes including sound panels, and tectum finishes. This project included engineered cold formed framing and over 250,000 sq. ft. of drywall finishes. All of our drywall and metal waste was recycled.

A 5 story office building. This project involved engineered cold formed framing, core build out including restrooms, Stairwells, and Elevator shafts. Lobby finishes included architectural reveals, drywall bulkheads, and ceilings.

ASHBROOK 4, 5 AND 6
Ashburn, VA

Three office buildings in Ashburn, Virginia approximately 60,000 s.f. each consisting of cold formed framed exterior walls and mansard roof screen walls. Interior base building drywall work features a drywall panel lobby with reveals requiring great attention to finishing detail due to the large skylights above. Tenant work was completed in both buildings, including a complete fit-out for The American Red Cross in Building Six.

This seven story office building shell is constructed over the parking garage. Our thermal insulation scope of work included the insulation at the underside of the first floor as well as all exterior walls. The building core included drywall and shaftwall partitions which required great emphasis on fall protection due to the ten-plus store fall exposure at all shaft openings. The roof level includes a radius cold-formed screenwall as well a very intricately detailed roof cornice with a prefabricated FRP cornice installed by our crews.

This project consisted of numerous phases of work at a hospital that treats over 165,000 patients and delivers over 5,500 babies a year. Six floors of patient rooms were remodeled as well as construction of a new SICU unit, Emergency Room, Labor and Delivery Rooms, and a Physicians Office Building. The North Addition was a two year project including exterior cold-formed framing and a full build-out of public and patient areas. The new main lobby features custom acoustical and metal ceilings as well as detailed drywall partitions and bulkheads. All work had to be done without any disruption of the daily operation of the hospital.


Corporate Executive Board

This 24 floor interior build-out for the Corporate Executive Board was the largest private sector lease transaction in the Washington area as of 2008. One challenge of this project was putting in place such a large amount of material over 1,000,000 sq. ft. of drywall and 300,000 sq. ft. of acoustical ceiling finishes. In a limited time frame, while maintaining proper sequencing.

Tri-State worked seamlessly within the project team and met every challenge while 24 floors were under construction concurrently. Restricted access to floors and coordination of manpower also added difficulty. Successful techniques included numerous foreman and trade meetings, individual action items lists, trade look-ahead schedules and an inspection log including milestone dates.

In Culpeper, VA, Tri-State Drywall, Inc., was privileged work on this, "once-in-a-lifetime" project which transformed a former underground Federal Reserve cash storage and computer operations facility, a part of the Library of Congress, into the National Audio Visual Conservation Center (NAVCC).

The project included a major two-phase renovation of the existing structure and an addition to house a motion picture, broadcasting and recorded sound facility.
  • The complete interior demolition and renovation of the existing 135,000-sq.-ft., three-story building.
  • A Conservation Building, which included construction of a 185,000-sq.-ft. building and comprised of public space, office, audio-visual and electronic labs, photographic wet labs and shipping/receiving facilities; and
  • Nitrate Film Storage Vaults, which are in two connected buildings each with 60 individual four-hour rated film vaults, together with associated equipment building and equipment mezzanine, totaling about 47,000 sq. ft.
Construction began August 2003, with overall completion in the fall of 2006. This project won many awards on a local and national level.
